THE PROPERTY:
Refurbishment - Paddington Terrace

This Paddington terrace had been a rental for several years. It required some tidying up and structural work before being placed on the rental market with the expectation of increasing rental return for owner. The time frame was ASAP – “this always seems to be the case in the property business”.

THE RESULT:

  • Replace rear verandah, minor structural repairs on side verandah, significant structural repairs to front verandah.

  • Kitchen area:  floor resealed, bench tops restored, new exhaust fan.

  • Electrical: all interior lighting replaced/upgraded with LED lighting.

  • Flooring: strengthened & replaced where required, new carpet on stairs.

  • Painting: front of building, exterior windows, all internal walls, and ceilings.

  • Minor issues: new blinds, pressure cleaned backyard, minor planting in garden beds, entrance tiling repaired.

  • Bathroom renovation (this was completed 18 months before using our trades).

We then leased the property for the owner within 7 days of advertising to nice group of young professionals and we currently manage the property: a win, win, happy owner with happy tenants.
